LibertiQ Builders is a licensed Pennsylvania general contractor (PA License #GC-12345, bonded and insured) operating out of Philadelphia since 2005. We take on roughly 14–18 projects a year across Philadelphia, Bucks County, Delaware County, and Montgomery County — deliberately fewer than we could, so the founder is on every job site every week.
Our work is narrow on purpose: historic renovation inside Philadelphia's certified historic districts, brownstone and stone-facade restoration, whole-house rowhouse conversions, infill new construction on established streets, commercial fit-outs in pre-war Center City buildings, and deep-energy retrofits on pre-1940 masonry. We have completed 212 projects to date, including 54 inside Philadelphia Historical Commission-regulated properties.
Where we stand: vinyl windows don't belong on a pre-1940 Philadelphia home; closed-cell spray foam against 200-year-old brick is a moisture problem waiting for a schedule; and cost-plus contracts on restoration work favor the contractor at the owner's expense, which is why we don't offer them.
Services
Historic Renovation
Period-accurate restoration on homes inside Society Hill, Old City, Rittenhouse, Spruce Hill, and Elfreth's Alley. Lime-mortar repointing with U.S. Heritage Group mortars, wood sash window restoration (we repair before we replace), plaster repair with lime putty and horsehair for pre-1880 homes, and full Philadelphia Historical Commission coordination including Certificate of Appropriateness submissions. We document federal 20% Historic Tax Credit and PA state credit applications.
Brownstone & Stone Facade Restoration
Brownstone, marble, and Wissahickon schist facade repair, stoop rebuilding with color-matched cast stone from Continental Cast Stone in Chester County, cornice replication, and full repointing in Type N or Type O lime mortar depending on substrate. We use Jahn M70 and M110 restoration mortars and Edison Coatings consolidants for friable stone. We do not apply silicone sealers to historic brownstone.
Row Home Conversions
Whole-house rowhouse renovations in Fishtown, Graduate Hospital, Point Breeze, Queen Village, and Northern Liberties. Typical scope includes selective demo, structural steel for open stair runs, Warmboard radiant on the main level, Mitsubishi hyper-heat mini-splits upstairs, and local Amish-milled white oak treads. As-of-right permits for most conversions; zoning review for roof decks and rear additions. Current all-in pricing: $275–$425/sf.
Infill New Construction
Custom single-family and small multi-unit infill in Chestnut Hill, Mt. Airy, Fairmount, Bryn Mawr, and Wynnewood. We work regularly with Cecil Baker + Partners, DIGSAU, and ISA. Baseline spec: Zip System sheathing, Huber AdvanTech subfloor, Rockwool cavity insulation, Marvin or Andersen 400 windows, standing-seam metal or slate roofs where context calls for it. Fixed-price contracts only.
Commercial Fit-Outs
Restaurant, retail, and professional-office fit-outs inside Center City, Old City, and University City pre-war buildings. Eight restaurant projects since 2019. We coordinate L&I plan review (currently 6–10 weeks), Health Department, and Fire Marshal inspections. Pre-lease walkthroughs before you sign — we have talked clients out of spaces with undersized electrical service and no grease-trap capacity.
Green Building & Deep Energy Retrofits
Blower-door-tested energy audits, Passive House-informed air sealing, interior Rockwool + Siga Majrex smart membrane assemblies on historic masonry (never closed-cell foam against the brick), Mitsubishi and Fujitsu hyper-heat heat pumps sized with Manual J, and rooftop solar through our partner Solar States. We won't install solar on a roof more than 10 years from needing replacement.
Selected Projects
- 1798 Elfreth's Alley home, Old City — Façade previously pointed with Portland cement in the 1970s, which had spalled 40% of the original brick. Rebuilt with Type O lime mortar and reclaimed Philadelphia common brick from a Fishtown demolition. Federal HTC documented.
- Delancey Place brownstone, Rittenhouse — Removed 1990s concrete stoop repairs that were freezing and pulling adjacent original stone apart. Rebuilt stoop in color-matched cast stone. Adjacent original treads stopped delaminating within one winter cycle.
- Mt. Airy infill new construction — 22-foot-wide lot. Talked the owners out of open-concept; put back a formal dining room and small library. Marvin windows, standing-seam metal roof, Rockwool walls. 16-month build.
- Point Breeze rowhouse, Graduate Hospital border — Underpinned a 6'2" basement to 7'6", cut in an egress window well, added a sub-slab French drain. Delivered a legal, appraised third bedroom instead of an illegal one.
- Mt. Airy twin, deep-energy retrofit — Removed 2011 interior spray foam that was causing freeze-thaw spalling on the original brick. Rebuilt the wall with interior Rockwool and a vapor-open smart membrane. Spalling stopped.
- 13th Street restaurant fit-out, Center City — Found during demo that the building's 400-amp service was a mislabeled 200-amp. Caught it before kitchen equipment was ordered. PECO upgrade, six-week schedule impact — better than a closed kitchen on opening night.
Historic Preservation
We handle Philadelphia Historical Commission submissions end-to-end: Certificate of Appropriateness applications, staff-level in-kind repair notifications, and Architectural Committee hearings when warranted. Commission review typically adds 8–16 weeks before construction starts; we build schedules around that honestly rather than promising timelines that ignore it. We coordinate with preservation consultants for federal and state historic tax credit documentation.
